We take pride in helping our clients achieve their goals while building lifelong relationships built on trust and transparency.

  • Local market experts. Deep knowledge of the Phoenix Metro markets gives you a real advantage.
  • Strong negotiators. We work hard to secure top value for your home or purchase.
  • Full-service guidance. From contract to closing, we handle the details so you can focus on what matters most.
  • Faith, family and integrity. Our business is built on honesty, ethics, and care.

Helping seniors move with dignity and ease

Transitions can be emotional, and that's where we come in. We specialize in helping seniors downsize, relocate, or move into assisted living with care, compassion, and structure. Our Senior Move Team coordinates every step, from packing and organizing to inspections and estate sales, so your family can focus on what truly matters.

  • We keep the calendar. Move-out and move-in dates, deadlines, and everything in between stay on schedule. That covers organizing, packing, the move itself, home warranties, and estate sale connections.
  • We show up ourselves. One of us is at the home inspection, and you hear about anything it turns up well before closing.
  • You get our whole bench. Movers, right-sizing specialists, handymen, estate planners, and care providers we’ve vetted ourselves.
  • We talk to everyone who needs to know. Adult children, caregivers, whoever is helping. Nobody gets left out of the loop.
  • Not a fan of DocuSign? We’ll drive to you with a pen and paper for every signature, start to finish.
  • Every generation, same service. Seniors are our specialty, not our limit. Send us your kids, your neighbors, your coworkers, anyone. They get the same attention you do.

Once you're in contract with us, we pay for the home inspection so you can address repairs early, preventing buyers from low-balling or trying to renegotiate after their own inspection.

Thinking of a new build? Don't go alone.

The builder represents themselves. We represent you. With decades of experience working with Valley builders, we know which communities, floor plans, and incentives provide the most value. From lot selection to construction check-ins and final walkthroughs, we're by your side the entire way. Our relationships with top builders mean you gain insider access to promotions, upgrades, and rate incentives others may miss. The builder pays our commission directly, so your home price does not increase. There's absolutely no extra cost to you for having full professional representation.

  • Builder relationships. We know the communities, the sales teams, and the floor plans worth your money.
  • Buyer advantages. Access to incentives, upgrade allowances, and rate buy-downs.
  • Contract protection. We read every clause out loud and tell you what it does to you.
  • Deadline watchdogs. We track the build and hold the builder to the dates they gave you.
  • No cost to you. The builder pays our commission, so representation is free.

Eleven don'ts

To avoid jeopardizing your home purchase

Your file gets re-checked between loan approval and closing. Any of these can put it at risk.

  1. change jobs, go self-employed, or quit.

  2. buy a car, truck, or van. You may end up living in it.

  3. lean hard on charge cards or let any account slip past due.

  4. spend the money you have set aside for closing.

  5. leave debts or liabilities off your loan application.

  6. buy furniture with closing funds or on credit. Browse all you like, just don’t buy.

  7. let anyone run a new inquiry on your credit.

  8. deposit anything without checking with your loan officer first. If you do, keep a copy of the deposit item for your lender.

  9. switch banks or move money to another institution.

  10. co-sign a loan for anyone.

  11. get married mid-escrow. Wait until after it closes.

Every seller should know

Ten do's and don'ts.

While selling your home with Pelland Realtors, the spouses that sell houses.

Do

Ten habits that move a house
No. 1

Keep the house show-ready

A clean, uncluttered house makes the first impression you want. The right buyer might call for a showing this afternoon.

No. 2

Say yes to showings

The easier your house is to see, the more chances you get at a strong offer.

No. 3

Step out while buyers are in

Buyers need room to picture their own furniture in your rooms, and they will not do that with you standing there.

No. 4

Stay on top of the small stuff

Mow, water the plants, pick up after the dog, swap out dead bulbs, change the air filters, and keep the place smelling like nothing in particular.

No. 5

Lock up anything valuable

Jewelry, cash, prescriptions, firearms, financial paperwork, and family heirlooms all belong somewhere secure.

No. 6

Let us run the negotiation

No two offers are alike, and price is only one line of many. We’ll take you through pricing, counters, inspections, appraisals, and contingencies so the outcome lands where you want it.

No. 7

Price it right on day one

Your first few weeks on the market are when the most eyes are on the house. Getting the number right at the start brings in more qualified buyers and usually better offers.

No. 8

Keep us in the loop

A repair issue, a schedule change, a nosy question from a neighbor. Whatever comes up, tell Ray or Rhonda right away. Surprises are what derail deals.

No. 9

Leave the utilities on

Buyers expect every system to run during the inspection and the final walkthrough, so nothing gets shut off before closing. We also push hard for a seller’s home warranty. If the air conditioner, water heater, or a covered appliance quits while you’re listed, the warranty may cover it and save you thousands while keeping the sale on track. Electricity, water, gas, internet, landscaping, pool service, and homeowner’s insurance all stay active until closing. The house is yours until the sale records.

No. 10

Trust the process

Selling takes a while, and every showing, inspection, and counter moves you closer to the closing table. Ray and Rhonda will tell you the truth about where things stand and keep you posted from list date to close.

Don't

The same ten, from the other side
No. 1

Leave dishes in the sink, laundry piled up, or trash cans overflowing.

No. 2

Narrow the showing window unless you truly have no choice.

No. 3

Stay home, trail buyers from room to room, or listen in on their conversations.

No. 4

Let small maintenance items pile up into distractions, or let the weeds take over and the grass die.

No. 5

Leave valuables sitting out during a showing or an open house.

No. 6

Talk to buyers directly or counter anything without running it past Ray or Rhonda first.

No. 7

Test the market with a number nobody will pay. Houses that sit too long tend to sell for less than they would have at the right price.

No. 8

Sit on a problem until the last minute, or start repairs without checking with us first.

No. 9

Shut off utilities, cancel your homeowner’s insurance, or drop essential services before the sale is complete.

No. 10

Panic when the first week goes by without an offer. Right price, right marketing, and a little patience is what produces the best result.

Pelland Realtors' Advice

Make it easy for a buyer to fall for your house. That's the whole game. Every showing is a chance you don't get back, and the small things are usually what tip it. Prepare well, stay flexible, lean on us, and you give yourself the best shot at the strongest offer on the table.

Bonus tips

  • Crate the pets or take them with you during showings.

  • Lights on, blinds open, before you walk out the door.

  • Skip the strong-smelling cooking on showing days.

  • Set the thermostat somewhere comfortable.

  • Keep offers and pricing between us, not the neighbors.

  • Carry your homeowner’s insurance until the transaction records.

  • Send every buyer question straight to your REALTOR®.
